John Orr Tower

APPLICATIONS FOR SEPTEMBER 2012 LEASE STARTS WILL OPEN ON MAY 1, 2012.

This 16 story apartment building contains 123 one-bedroom apartments, (typical layout shown, there may be some variation in apartments) each with a balcony. The apartments are designed to minimize the financial outlay for furnishing and maintenance while providing an attractive and comfortable atmosphere. The apartments are equipped with refrigerators and stoves, but otherwise are unfurnished. The floors of the kitchen and bathroom are vinyl and ceramic tile, and the remainder of the floor area of the apartment is covered with a sound-deadening synthetic broadloom.

John Orr is mainly populated by student couples and single students. Please note these units may pose a risk for children. This building is compliant with all standards and codes, but is 16 stories high, has balconies and windows which are accessible to children. There are no public play areas available.

Leases are for a fixed term of 3:oo p.m.  September 1st to 12:00 p.m. (NOON) August 31. Tenants MUST re-apply and be offered a new lease each year (information on the re-application process is provided to tenants in late February/early March annually).

 

APPLICATION PROCESS

Student families and couples are given priority* for space in An Clachan and John Orr Tower and single students are accommodated if space permits. Please note that John Orr Tower is a high rise apartment building with balconies and as such is not very well suited to accommodating children.

Students (including sub-tenants) who are not currently on a lease as a tenant in An Clachan or John Orr Tower may apply for a unit in  in these properties beginning May 1 for September lease starts (e.g. apply starting May 1, 2012 for a lease that runs from September 1, 2012 to August 31, 2013). Student families and couples who apply by May 15 will be given priority for allocation. After this date, units will be allocated on a first come-first serve basis.

Only applications received from registered Queen’s students will be processed. Please be sure to include your Queen’s student number and a current email address on your application. We will send you an email to let you know that your application has been received. Successful applicants will be notified by email of rental offers beginning in May; please be sure to check your email regularly as there is a limited timeframe in which to respond. If you have email filtering activated, please be sure to add community.housing@queensu.ca to your safe list.

 

LOCATION
John Orr Tower is located off of Sir John A MacDonald Drive and is a prominent feature of Queen’s west campus. Tenants may take advantage of the many west-campus recreational facilities such as tennis courts, track, gym. It is a 20 minute walk from main campus.

OCCUPANCY LIMITS
Per sections 5.55 and 5.56 of the City of Kingston By-Law No. 2005-100 (Property Standards), the following calculations are used to determine the maximum number of occupants allowable in these units:

Adults (18 & over) – 15 square metres (162 sq. feet)
Children (1-17) -  7.5 square metres (81 sq. feet)
4 square metres (43 sq. feet) per person is required for bedrooms

Accordingly, the maximum number of occupants per unit in John Orr Tower is 2 adults, 1 child.

 

TRANSPORTATION
The City’s bus service leaves west campus in time for early classes. Visit Kingston Transit for more information.

 

LAUNDRY
John Orr Tower has a central laundry facility on the first floor. Tenants are issued a “smart card” which can be loaded with cash credits to use the machines.


STORAGE

A basement storage locker is available for each apartment. Locker combination available at  the Community Housing Office.

 

PARKING
Parking is NOT included in rent for John Orr Tower. Tenants wishing to park at the apartment tower are required to purchase a university parking permit from the Parking Office on campus. For rates and more information, please click here.

Each apartment and the building is equipped with fire detection devices.

John Orr Tower is classified as a student residence. Therefore, for income tax purposes, a maximum of $25 per year may be claimed for rent.

 

MOVE-OUT INFORMATION

If you are residing in one of our west campus apartments at An Clachan or John Orr Tower and ALL Tenants are vacating please click here for your FULL move-out information.

Moving out? Clean to Win!* How would you like a chance to win $500*?! If your entire unit is vacating you can qualify! Empty your unit of all your contents, clean it thoroughly so it is ready for move in by new tenants, and return all your keys to Community Housing – do all of this no later than noon on August 31 and your unit will qualify to win one of three $500* prizes! If you win, we’ll credit the student accounts for the tenants in the unit to a total of $500* (divided equally among all listed tenants). There will be one prize available for vacating units in each of the following categories: 1) 1 bedroom units in An Clachan; 2) 2 & 3 bedroom units in An Clachan; 3) units in John Orr Tower units.
