Core Rentals – (Near Campus Neighbourhood)
The University-owned Core rental properties are located in the vicinity of main campus and are available for rent to Queen’s students. The type of accommodation available, ranging in size from bachelor apartments to 8 bedroom houses, varies year-to-year. Some units have utilities included while others do not.
Multi-bedroom units are rented to a group of students who apply together on a one student to one bed ratio. Students are jointly and severally liable for all provisions of the lease for the unit; that is to say it is a “same lease” as opposed to each student within a unit having a separate lease.
Available properties vary year to year and are allocated through a lottery process; applications are not accepted in advance. If you have any questions about this process, please email us.
Please note, leases for Core units are 12 month fixed-term leases running from 3:00 p.m. May 1 to 12:00 pm (NOON) April 30.
APPLICATION PROCESS
The rental units available in the Core vary from year-to-year depending on renewals by current tenants and/or needs of the University. The information below illustrates the process for allocating properties that do become available through this process. Please note, the process outlined below does not apply to BISC students or to current tenants in the Core. Applications
On/Before the opening of the lottery, the available property types for the upcoming May lease period, listed by bedroom size, will be posted on the Community Housing Website home page and here. Typically there is a range of bedroom sizes available. Balloting for the lottery will open at 10:00 p.m. January 9, 2012 & close at 11:59 p.m. January 15, 2012. Each student may submit one ballot; you must provide your student ID # and email address along with other information on your ballot.
Draw
A first and second winner will be randomly selected for each of the available properties. The odds of winning a property depend on the number of properties available within each bedroom group and the number of applications for that property type. For example, if there are four two bedroom units available and eight ballots for two bedroom units, the odds of winning are 1 in 2, or 50%.
Winners
The first and second place winners will be contacted by email beginning the week of January 16, 2012 informing them of the win and requiring them to pick up an information package on the property won. These winners are responsible for sharing this information with the other students in their group and for setting up a time to view the property. It is extremely important for each student to check her/his email regularly as deadlines for information pick-up, offer acceptance, etc. will apply. In the event that the first winner does not accept, the second place winner will be given the option of signing a lease on the unit.
Any unit not allocated upon completion of the lottery process will be made available to rent through the Queen’s Listing Service.
Signing a Lease in Subsequent Periods
In order to sign a lease in future periods, at least 50% of the original household must submit an application by the required deadline (information is sent to tenants in early November), be offered and sign a new lease. Other factors such as behaviour and rent payment history are also taken into account. Please be mindful of these things when deciding on who you will choose to live with.

TRANSPORTATION
Students living in the Core are within a 5-10 minute walk of campus buildings and services. Kingston Transit provides service to other areas of the city that tenants may wish to visit, see Kingston Transit for more information on routes and schedules.
LAUNDRY
Three laundry areas are provided for the exclusive use of students living in Queen’s owned Core rentals. These facilities are located at 142 Albert, 153 Alfred, and 170 Barrie. Tenants are issued a “smart card” which can be loaded with cash credits to use the machines.
PARKING
Tenants must register their vehicle with Community Housing to receive a display hanger which permits the tenant to park anywhere in the Community Housing Tenant designated lots in the Core.
