<p><strong>WE ARE A DAY EARLY WITH THE TENANT NEWS THIS WEEK DUE TO AN EMAIL UPGRADE SCHEDULED FOR TOMORROW.</strong></p>
<p><strong>SUMMER JOBS AVAILABLE</strong>.   The Cataraqui Region Conservation has several  <a href="http://www.cataraquiregion.on.ca/about/pop_up/jobs.htm">summer jobs</a> available at <a href="http://www.cataraquiregion.on.ca/lands/gould.htm"><strong>Gould Lake Conservation Area</strong></a> and one available at <a href="http://www.cataraquiregion.on.ca/lands/littlecat.htm"><strong>Little Cataraqui Creek Conservation Area</strong></a>.</p>
<p><strong>CLEANING TIPS that really work!<br />
Bathtub</strong>, in most cases, Mr. Clean Magic sponges have been found to work very well however where there is tough stains in a bathtub you might try using an abrasive powder, like Comet or Ajax, a scouring pad (a black or blue 3M scrub pad works well).  Pour some of the cleaning powder noted above on the stain, add a little bit of water (but not so much that the cleaning powder dissolves and loses its grit), and scrub away.  Alternatively, just allowing a powder cleanser eg Comet/water paste to set on the bottom of a tub or sink for 15-30 minutes, followed by a little scrubbing, can also produce a clean white tub!<br />
<strong>Kitchen grease,</strong> hot water, dish soap and a 3M sponge are the tools you will need, then gently wash/rub the area and the grease will come off.</p>
<p><strong>JOT &#8211; PARKING.</strong> John Orr Tower Tenants who have parking permits are reminded that permits must be renewed with the Parking Department (Physical Plant) for May 1, 2012.</p>
<p><strong>ASSIGNMENTS/SUBLETS.</strong> Tenants who will be looking to assign/sublet their unit are reminded that these must be approved in advance by Community Housing.   Only those who have been authorized by Community Housing to sublet/assign are permitted to stay in the rental unit. Please review <a href="../../../../../university-owned-rentals/assignments-sub-leases/">the process regarding subletting/assigning</a>.</p>
<p><strong>NO SMOKING REMINDER. </strong>Tenants are reminded that An Clachan and John Orr are non-smoking buildings. To be clear, you are not permitted to smoke ANYWHERE in the buildings – apartments and balconies included. If you choose to smoke you must leave the building and be a minimum of 9 meters away from the building. Those who are found to have been smoking in their unit may face eviction proceedings and will be responsible for damage charges for repainting and possibly more. Thank you for your cooperation.</p>

<p><strong>CLEAN TO WIN! </strong> How would you like a chance to win $500*?! Empty your unit of all your contents, clean it thoroughly so it is ready for move in by new tenants, and return all your keys to Community Housing &#8211; do all of this no later than noon on April 30, 2012 and your unit will qualify to win one of three $500* prizes! If you win, we&#8217;ll credit the student accounts for the tenants in the unit to a total of $500* (divided equally among all listed tenants).</p>
<p><strong>SELLING FURNITURE TO INCOMING TENANTS.</strong>  Tenants are reminded that vacant possession is required at the end of your lease. That means that the unit must be empty of all contents that do not belong to the landlord. If you are hoping to sell your furniture to incoming tenants, please be aware that the items must be removed from the unit as of noon on April 30, 2012 and are not permitted back into the unit until after key pick up on May 1 (3pm). Items may not be stored on the property (due to City By-laws). Any and all items found in/on the property (even with notes attached!) will be discarded at a cost to the vacating tenants. Thank you for your cooperation.</p>
<p><strong>ILLEGAL DUMPING OF GARBAGE</strong>.  City Property Standards “yards by-law” prohibits anyone throwing, placing or depositing debris on any private or municipal property within the City can be charged for “illegal dumping”.   The penalty carries a fine up to $5,000.   Additionally, should debris be left at the property the City of Kingston will invoice an administration fee of $100 PLUS the cost of clean-up.</p>
<p><strong>WHEN IS THE LAST PERSON VACATING YOUR UNIT?  </strong>As you may know, turnover is a very busy time of year. In order to help us better schedule/plan cleaning staff to prepare units for new students who are moving in, we’d really appreciate hearing from you on your planned move out. Please send us an email (<a href="mailto:community.housing@queensu.ca">community.housing@queensu.ca</a>) with the date/time that the last person will be vacating your apartment/house. Thanks!</p>

<p><strong>PARKING</strong>.  Please be reminded that a parking permit is required to park in one of the Community Housing lots. Permits are available through the Community Housing Office upon presentation of your valid vehicle registration. Your permit is valid for your area only (i.e. if you have a CORE permit you <span style="text-decoration: underline;">cannot</span> park at John Orr Tower).  If you haven&#8217;t made arrangements for your parking permit hang tag please drop into the Community Housing Office.  Proof of ownership of the vehicle will be required.  A new permit is required for each lease period and can be picked up at the Community Housing any time after May 1st.</p>

		<description><![CDATA[This Week:  APRIL 16 LEASE SIGNING DEADLINE; CELEBRATE EARTH WEEK; JOT – PARKING; ASSIGNMENTS/SUBLETS]]></description>
			<content:encoded><![CDATA[<p><strong>A</strong><strong>PRIL 16 LEASE SIGNING DEADLINE.   </strong>Tenants who applied for a new September Lease (sent by email) are reminded that they <strong>must sign and return the Sept 1, 2012 lease before the deadline, April 16, 2012 at 4:00 pm deadline</strong> <strong>in order to secure your unit for September.</strong>  Some transfer requests are still under review and leases will be sent as decisions are made.<strong>  If you did not apply for a new tenancy and/or return your signed lease by the deadline, you must return vacant possession to Community Housing by August 31, 2012 at 12 NOON.</strong></p>
<p><strong>CELEBRATE EARTH WEEK</strong> -The City is encouraging Kingstonians to honour the Earth by participating in Kingston&#8217;s first-ever Giveaway Day and/or by dropping in for a tour of the Kingston Area Recycling Centre (KARC) both on Saturday, April 21.  Residents are invited to put out reusable items you no longer want for your neighbours who might like them.</p>
<p>Tips on the Give-and-take of Giveaway Day, Saturday April 21:<br />
-The City will not collect these items from the curb. You are responsible for any of your Giveaway items that are not picked-up. Remove them at the end of the day. (See www.cityofkingston.ca/disposalalternatives for ways to get rid of unwanted but usable items.)<br />
-Label Giveaway items as &#8220;Free&#8221; and keep anything you don&#8217;t want taken away separate from your Giveaway items.<br />
-Make sure Giveaway items remain entirely on your property and do not obstruct the sidewalk.<br />
-Take only items that are marked &#8220;Free.&#8221;<br />
-Respect other people&#8217;s property: don&#8217;t walk on people&#8217;s lawns or gardens.<br />
-Do not leave picked-up items on other people&#8217;s property. If you take an item, you are responsible for it and its proper disposal.</p>

The theft appears to have occurred while one student was at home upstairs with the front door unlocked. We again remind students, particularly at this time of year, to take precautions to ensure that your belongings are safe by locking your doors at ALL TIMES, closing curtains to keep curious eyes out, and to report suspicious persons to campus security.</p>

We all understand the extra energy, excitement, and desire to be outside that the warmer weather and the sunshine brings. Please be reminded, however, that the use of balconies and roofs is strictly prohibited and that having parties/consuming alcohol outside your unit is not permitted. Thanks for your cooperation.!</p>

<p><strong>Take advantage of the upcoming long weekend</strong><strong>. </strong>The University will be closed on April 6, 2012. If you will not be staying with us in the new lease period, the long weekend is a great opportunity to move a lot of your belongings home and reduce the amount that you’ll have to deal with at lease end. <strong></strong></p>

<p><strong>Income Tax Receipts</strong><strong>. </strong>If you require a letter related to your income tax return, please allow 3-5 business days for processing from the date of your request. Usually these letters are not required unless you are audited or having a professional complete your tax return (in which case a copy of your current lease is often sufficient). Please note: letters are written for the full rent on the unit with all tenants listed; we do not separate the amounts paid by each individual tenant. You should have a copy of an agreement between all housemates as to who pays what for monthly rent.</p>

<p><strong>DeadLine for May Split Rent Payments</strong><strong>. </strong>A friendly reminder to those of you who have signed a lease for May 1: In order to split the rent payments Pre-Authorized Debit Agreements must be submitted to our office no later than <strong>April 2, 2012 </strong>(we no longer accept post-dated cheques for split rent payments) and must be submitted as a single package for the unit (You must do this even if you are currently on debit as agreements must be renewed with each lease). Rent will be due in one payment (i.e. one cheque/cash) otherwise.</p>

<p><strong>Clean to Win!</strong><strong> </strong>How would you like a chance to win $500*?! Empty your unit of all your contents, clean it thoroughly so it is ready for move in by new tenants, and return all your keys to Community Housing &#8211; do all of this no later than noon on April 30, 2012 and your unit will qualify to win one of three $500* prizes! If you win, we&#8217;ll credit the student accounts for the tenants in the unit to a total of $500* (divided equally among all listed tenants).</p>
<p><em>*$500 prize will first be applied to the winning unit&#8217;s rent owing or damage charges (if applicable). The balance will then be credited equally to the student accounts of the tenants of the winning unit.</em><strong></strong></p>

			<content:encoded><![CDATA[<p><strong>Staffing announcements. </strong>We are pleased to announce that Vivanne Badgley has joined the Community Housing Team as our new Customer Service Representative. Vivanne began work on March 12 and she is working hard to get up to speed on all there is to know in Community Housing!</p>
<p>Also, Bob Pritchett, currently Associate Director (Community Housing) will become Associate Director (Housing &amp; Hospitality Services). He will continue to be responsible for Community Housing but will also assume responsibility for Facilities for the entire portfolio. This will take place gradually over the next several weeks.<br />
<strong><br />
Income Tax Receipts. </strong>If you require a letter related to your income tax return, please allow 3-5 business days for processing from the date of your request. Usually these letters are not required unless you are audited or having a professional complete your tax return (in which case a copy of your current lease is often sufficient). Please note: letters are written for the full rent on the unit with all tenants listed; we do not separate the amounts paid by each individual tenant. You should have a copy of an agreement between all housemates as to who pays what for monthly rent. Per the law and as stated on your lease, John Orr is considered a residence for taxation purposes and the claim is limited to $25.</p>
<p><strong>Caring for Your Unit</strong>. Please be reminded that you are responsible for proper cleaning and care of your unit. Staff regularly report lack of attention to cleaning in bathrooms/kitchens in particular. Weekly attention to these problem areas (fridge and stove; tub, toilet and sink; floors throughout) will go a long way to reducing your cleaning requirement at lease end and help avoid unnecessary delays to the assignment/sublet process. Mr. Clean Magic Sponges work wonders on tubs and stoves!</p>
<p><strong>HCDS Workshops. </strong>  Health, Counselling, and Disability Services is running a series of workshops in March/April. This work-shop series will cover how to deal with crises, coping with exam stress, and managing overwhelming workloads. Important Deadlines &#8211; </strong>As a reminder, you will be expected to vacate by noon on August 31, 2012 per your signed Termination Agreement if you do not submit an application for a new lease and complete all subsequent requirements by the noted deadlines.<br />

Reminder About Outside Use</strong>. Signs of Spring are in the air, the weather has been fantastic of late! We all understand the extra energy, excitement, and desire to be outside that the warmer weather and the sunshine brings. Please be reminded, however, that the use of balconies and roofs is strictly prohibited and that having parties/consuming alcohol outside your unit is not permitted. Thanks for your cooperation and bring on the warmer temperatures!</p>
<p><strong>Vacant Possession</strong>. A reminder to units that are vacating on April 30 that your apartment/house must be completely emptied of contents by noon on April 30, 2012. If you plan to sell any furnishings/appliances to incoming tenants, the goods must be removed from the unit/property and cannot be brought back in until after 3pm on May 1, 2012. Any items that are found inside the unit or on the property after 12:00 pm on April 30, 2012 will be discarded at the vacating tenants&#8217; expense. Thank you for your cooperation.</p>

			<content:encoded><![CDATA[<p><strong></strong><strong>E-NEWS CHANGE. </strong>Beginning March 15, 2012 we will provide a single edition of the weekly e-news to all tenants of An Clachan &amp; John Orr Tower (i.e. there will not be separate editions by property). The new e-news will have a section of information pertaining to all AC/JOT tenants, a section for AC only (as applicable), and a section for JOT only (as applicable).<br />

TIME CHANGE REMINDER.</strong> Spring Ahead!  Don’t forget to change your clocks when you go to bed Saturday night March 10, 2012.  The <strong>Daylight Savings begins on Sunday March 11, 2012 at 2 am</strong>.</p>
